As a developer/general contractor, Foote Development has extensive knowledge associated with the annexation, entitlement, and the planning process involved in preparing real estate for construction and/or sale. As the owner and as a consultant to owners, we have worked with different municipalities, districts and state and federal regulatory agencies and organizations in California, Oregon and Arizona.

Sales and Project Management

Below are some of the things we do well:

  • Establish initial project goals with associated budgets, schedules, and value at completion.
  • Identify a property to satisfy a particular market-driven product.
  • Include local neighborhood activists in the entitlement process when necessary.
  • Create and manage a development team to use reliable budgets to reach project goals.
  • Manage a sales team and create targeted marketing programs with achievable goals.
  • Analyze entitlements and site conditions and modify same when warranted.
  • Understand the entire Public and Private process of delivering the vast majority of families their most valuable asset – their home.
  • Create and present alternative plans for feasibility evaluation of a particular asset without incurring costs for outside consulting.

Current Consulting Assignment

In October 2008 Mike was retained by VisionQuest National to assist with cash management, budget controls, program evaluation and refinancing of real estate. Their web site VQ.com explains their business. VQ has 1,300 kids in their program and 800 employees. Mike is realizing some success in helping VQ resolve some financial problems and will be involved for a few more months.
