Recent Projects
Rancho Santa Fe Condominium

A complete renovation of a single level attached dwelling unit. The ultimate goal of the homeowners was to update the home to reflect their style. They wanted to create a more open great room floor plan, provide comfortable guest quarters, add value and increase the quality and craftsmanship of the homes finishes.
The size of the unit was increased from 1,925 square feet to approximately 2,100 square feet and included a new dining area and expanded entry foyer. The added square footage was made possible by expanding into the covered outdoor areas under the existing roofline.
An architect provided ideas on the use of space and helped us transform this old segmented floor plan into a great room plan. The efficiencies of the great room allowed us to add a third bedroom and bathroom to the home. Notice the subtle 4” by 12”soffits or ceiling details in the photos. They made the 8 ft ceiling appear higher and defined the space in the great room.

This house also received the following upgrades:
- New electrical, plumbing and HVAC (heating, venting & air conditioning) were added to replace the older wiring, galvanized pipes and electric ceiling heat.
- The kitchen received cherry raised panel cabinets, granite slab countertops, Stainless Steel Kitchen Aid Architect Series Appliances, an under mount stainless sink and Kohler plumbing.
- A walk in closet was added to the Master suite, along with skylights in the master bath, tall cherry cabinets on the slab travertine countertop, separate 6 ft soaking tub and luxurious walk in travertine shower and a compartmentalized water closet with Toto fixtures.
- The second and third baths feature new travertine tubs and showers, new cherry cabinets, slab travertine counters, Toto water closets and Kohler sinks and fixtures
- A mahogany door system improved the impact of the entryway
- The new flagstone courtyard, fountain and landscape with a drip irrigation system further enhanced the entry
- The great room floor featured 20 inch travertine tile and a new stone fireplace

The following two challenges were addressed during this project:
- Concrete subfloor cracks as a result of expansive soil – This was remedied by cutting out and removing all cracked areas, removing the expansive soil, replacing soil with compacted crushed rock, placement of steel bars doweled into the existing concrete and replacement of the concrete. A floor leveler was then used to prepare the floor for natural stone.
- The previous owners had installed a skylight which required them to cut a two trusses, the result was that the truss then bared it’s weight on a wall that was not engineered to carry the load, furthermore, we were going to remove that wall anyway – This challenge was remedied by getting an engineer involved in order to suggest ways to bridge the gaps that were removed from the trusses. We hired a steel fabricator to engineer ¼” straps that were used as a bridge; ½” bolts attached the straps to the existing trusses. The result was a truss that was more than sufficient.


The total project cost to the homeowner was $175,000 and the value added to property was estimated by local realtors to exceed $300,000 without any consideration given to appreciation.
Beaverton Townhouse
This project was the result of a water flood from the third level of this 1,100 square foot townhome. After contacting his insurance company and retaining an emergency service company to remove damaged materials and dry out the home, the homeowner chose Foote Development as his preferred contractor. Approximately 35% of the home was stripped to the studs and all flooring was removed. Foote Development managed this job and gave the homeowner the ability to increase the quality of the finishes from their original state. Carpet was replaced with high end laminate flooring, a poorly placed original floor mounted return air for the HVAC system was moved into the wall. New water closets and plumbing fixtures replaced the existing ones and a tile entry replaced the vinyl on the floor.
Foote Development managed this project and all the skilled trades involved. We were also able to finish the project in a shorter timeframe originally proposed by the insurance adjuster.
Lake Oswego Kitchen

This was a quick and easy solution to improve and update a kitchen that overlooked Lake Oswego but needed some fine tuning to increase the sophistication associated with real estate in this area. We managed this project which took a very short amount of time. First we had natural gas added to the kitchen, then we added the slab granite to replace the existing Formica, then we followed that up by installing the new GE Profile stainless steel appliances. A plumber returned to place the new Kohler faucet and under mount sink.
This was a very quick project and the value added to this kitchen was significant.
