
The
Summit at Carlsbad
This project was
originally sized at 40 acres and later, two 20-acre pieces were
added. The 80 acres total was then annexed into the City of
Carlsbad and rezoned from agricultural use to residential use.
A total of 248 homes were built in six phases. After the first
91 lots were completed, the City adopted a moratorium on the
issuance of building permits until infrastructure planning could
be completed for approximately 30 districts within the City.
Although The Summit was an infill project, it was caught in
the moratorium.
The project sat idle
for nearly a year while FDC worked with city planners to pay
for additional traffic and sewer improvements for the project’s
district. Fortunately, the market value of the homes appreciated
slightly more than the added costs due to carrying costs and
additional sewer and street improvements. During resales, the
project has carried a fine reputation among Carlsbad-area realtors.
